The saying “location, location, location” couldn’t be more true in the real estate industry. Before even considering the interior of a home, buyers consider the location of that home. They first break down their search to homes that meet area criteria – school districts, commuting times to work, distance from parks and restaurants, and more are all factored into the search process. Therefore, being able to see and search for potential homes based upon these criteria are vital to having a great search experience. There’s no easier or more direct way to show off a home’s location than using maps, which is why we geocode every single listing from each MLS we work with and can further append neighborhood and school data. This service is included on all of our custom real estate brokerage websites.

Another place mapping comes in handy is in the IDX property search. When a visitor searches for homes with the map view selected, it’s easier for them to contextualize where available homes are located. It can help them weed out properties located in areas they’re not interested in, making your agents’ jobs that much easier.

We’re also able to utilize mapping engine APIs to offer the lead directions to the property, customize the design and more. One such enhancement comes courtesy of our direct integration with INRIX Drive Time. This feature, which you can place on every one of your listings, is an intelligent calculator that, when a user enters the location of their workplace, can quickly crunch the numbers and offer accurate commute times from that listing to work. As you can see below, the Drive Time Calculator gives expected commute times, showing what the visitor’s drive will look like from that home depending on what time they leave.
